Metal buildings need very little maintenance — but a small amount of attention each year keeps them performing and looking great for decades.
Once a year, walk around your building and check: roof panels for any loose screws, lifted edges, or debris accumulation; wall panels for dents, scratches, or gaps at seams; doors for smooth operation, weatherstripping condition, and hardware tightness; gutters and downspouts for clogs, leaks, or separation; foundation for cracks, settling, or drainage issues; trim and flashing at all edges, corners, and penetrations; and any sealant or caulking at windows, doors, and penetrations.
Pressure wash once or twice a year to remove dirt, pollen, mildew, and bird droppings. Use a mild detergent (dish soap works) for stubborn spots. Avoid harsh chemicals, abrasives, or wire brushes that can damage the paint finish. Clean gutters in spring and fall to prevent overflow and water damage. Trim any trees or vegetation touching the building to prevent scratching and moisture retention.
Modern metal buildings resist rust through galvanized steel and baked-on paint coatings. To maximize this protection: promptly touch up any scratches or chips in the paint finish, keep the base of walls clear of soil, mulch, and standing water, ensure proper drainage away from the building, and address any fastener rust by replacing with self-sealing screws.
Most maintenance is DIY, but call a professional if: panels are significantly dented or damaged from impact, roof panels are lifted or separated after a storm, doors are misaligned or won't open/close properly, foundation has significant cracking or settling, or water is entering the building through walls or roof.
